DEVELOPMENT PROCESS

Feasibility

Evaluating a property to determine its viability for a particular use with consideration given to location, utilities, regulations, costs, demand, etc.

Land planning

Designing streets, lots, amenities, retention, etc to to obtain the most attractive and efficient use of the land with consideration given to topography, trees, governmental regulations, budgets, soil conditions, local influences, etc.

Construction drawings and permits

Implementing the land plan with engineered drawings, securing governmental approvals, and obtaining construction bids,

investor - financing

Funding a project involves two phases.

1. Pre-Construction: Land acquisition, planning, engineering and municipal approvals to make the project "shovel ready".  

2. Construction:  Funds to build and launch opeations.

Construction

Coordinating contractors, responding to construction issues, managing funds and obtaining necessary municipal approvals.

Roark Development Co was founded in 1969 by E.W. Roark.  Edwin (son) joined in the late 70s and recently Ben (grandson) joined the team. In Nacogdoches County, RDC developed numerous properties encompassing over 700 acres into city lots, subdivisions and rural acreage.  In 2001 RDC begin subdividing properties in Brazoria County and later in Williamson County.  Development activities include land planning, municipal approvals, street construction, infrastructure, building homes, etc.  Additionally RDC has been involved in construction and ownership of self storage and RV parks.
